The Edmonds Property, 2612 Regent Street, Berkeley, is the inspired turn-of-the-century design by Julia Morgan, her first independent commission after striking out on her own as one of the very few woman architects of that epoch. Morgan went on to design many homes and public buildings in the East Bay and San Francisco, as well as her most famous project, Hearst Castle.

Located five blocks south of the University of California campus, the property never suffers extended vacancies despite its above-market rents. Its location, unique qualities and charm attract discriminating tenants wishing to live comfortably and conveniently in a gracious home atmosphere.

The Edmonds Property was purpose built as a five-unit residential property including three spacious, full-floor apartments in the main building and two two-story apartments in a rear duplex cottage. The floor plans allow for flexible use of the two larger apartments as three or four bedroom units with comfortable interior traffic flow, and lots of light from all directions. Despite its urban location and efficient land use, the individual units afford privacy and picturesque views.

The buildings are typical brown shingle construction using old growth redwood and fir flooring. The construction is simple and robust, untouched by seismic events of the past 110 years. Both buildings have modern reinforced concrete foundations and seismic bracing. Improvements to the buildings have been undertaken by the present owners in keeping with Morgan’s practical design goals.

The grounds of the buildings are lushly vegetated with a conscious “green” sensibility, featuring a highly varied array of flowering trees and shrubs.

Come see this property and succumb to its unique character and many virtues!

Once an 1880’s well-traveled stage coach route, by the early 1900s, Claremont Canyon, as it was known then, grew to become an integral part of Berkeley’s Key — or streetcar — system.

It was at this time that real estate developers, knowing a prime location when they saw it, decided to build the Claremont Hotel and Resort, a grand and majestic hotel that was a getaway for the well-heeled San Franciscan.

About the same time, the 1906 earthquake — and the fire that followed — destroyed much of San Francisco. And with that, Berkeley became more than a quiet university town as many City dwellers sought new stomping grounds here. Over time, the lush hillsides of Claremont Canyon turned into grand home sites that featured architecturally varied homes on lots that were generally larger than others found in the area.

In a Word

Living Here

Life in Claremont means that everything you need is just moments away, including:

The lush and beautiful hillsides of Claremont Canyon became grand home sites for business people from the City, each architecturally different from the next.

Why Claremont?

A neighborhood boasting grand homes nestled along the hillsides (often with small paths leading down to Claremont Avenue and the Claremont Hotel), Claremont offers residents the away-from-it-all appeal of quiet sophistication and exclusivity while being just moments from everything they need.
